The Plaza at ParkSquare is a luxury assisted living community in Aventura, FL.

We are seeking a Maintenance Director to join our team!

Responsibilities
• Perform general maintenance work daily, including replacing light bulbs, repairing electrical, plumbing, and appliances.
• Prepare resident apartments for new occupants by painting, cleaning carpets and general maintenance.
• Take out trash and conducts daily inspections of the building interior and exterior.
• Keep accurate maintenance records of work done, inventory and purchasing. Manage expenses through knowledge of budget. May purchase maintenance supplies, tools, and appliances with Executive Director approval.
• Recommend replacement of major items (such as carpet, appliances, etc.) as well as long-term and short-term maintenance needs.
• Maintain, plan, and implement preventative maintenance program and prepare reports for Executive Director’s review.
• Obtain bids for special projects.

Qualifications
• Experience and some formal training in one or, all the following areas: Electrical, carpentry, drywall, plumbing, painting, HVAC, refurbishing and cleaning.
• Ability to perform general maintenance repair needs, problem solve, plan, organize, communicate, and cooperate with others.
• Demonstrate effective supervisory and leadership experience.
• CDL license with passenger endorsement preferred.
• Knowledge of building codes and safety regulations.
• Ability to make independent decisions, to follow instructions, and to accept constructive criticism.
• Ability to maximize use of supplies, life of equipment, etc.
• Ability to seek out new methods and participate and be willing to incorporate them into existing maintenance practices.
• Ability to effectively follow written and oral instructions.
• As Manager on Duty, must be able to make sound strategic and operational decisions that directly impact the business of the community.
• Excellent written and verbal communication skills.
• Organization & priority management skills.
• Knowledgeable in building codes and safety regulations.
• Strong problem-solving ability.
• Ability to minimize waste of supplies, misuse of equipment, etc.
• Willingness to seek out new methods of work and incorporate them into existing maintenance practices.
• Demonstrate effective supervisory/leadership experience.
