Position Summary:

Job Types: Full-time, Temporary

Salary: $14.64 /hour

The Maintenance Technician is responsible for general maintenance of HOME housing developments and grounds. The Maintenance Technician performs general repairs to resident service requests, as well as conducts unit inspections, preventive maintenance, and preparation of vacant units at assigned housing developments.

Job Qualifications and Knowledge Requirements:

High School Diploma or GED is required. Vocational training is considered a plus.
Must have a minimum of five (5) years of experience in building maintenance which involved direct working experience in repairs with the areas of carpentry, painting, plumbing, refrigeration, heating/cooling, electrical, grounds keeping, drywall, soldering, and mechanical. An equivalent combination of education and experience will be considered.
Must have a minimum of three (3) years of direct customer service experience.
Good knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, electrical, appliance, mechanical, and heating/cooling repairs.
Trade crafts and working knowledge of all maintenance crafts including electrical, mechanical, painting, carpentry, masonry, heating/cooling, plumbing and refrigeration.
Skill in the use of various hand tools, power tools, and test equipment.
Must have good communication skills.
Must have the ability to work evenings and weekends as deemed necessary based on business need.
Must be bilingual (Spanish/English) - verbal and written.
Ability to read and understand moderately complex repair manuals, and instructions/warning on cleaning agents; write service requests, maintenance reports, and inspection reports.
Ability to establish and maintain effective working relationships with other Employees and residents.
Must have dependable transportation, as there may be a need to travel between property sites.
Must have a valid Texas or New Mexico (if the Employee maintains residency in New Mexico) Driver's License.
Must be eligible for coverage under the fleet auto insurance (if applicable).
Specific duties include, but are not limited to the following:

Makes daily rounds of housing developments and grounds to identify maintenance needs and prepares work orders.
Picks up work orders daily, requests needed materials and completes work orders within specified time-frame.
Performs general (routine, emergency, and preventive) repairs in the areas of carpentry, painting, plumbing, refrigeration, heating/cooling, electrical, grounds keeping, drywall, soldering, and mechanical.
Performs preventive maintenance inspections on water and gas lines and electrical and mechanical systems.
May assists in the training of maintenance personnel.
Responsible for other duties as assigned.
Supervision Received

The Employee receives instructions from the assigned site Property Manager. Generally, methods of accomplishing assignments are at the discretion of the Employee within established procedures and repair manual guides. The supervisor generally sets deadlines and priorities and the Employee's progress is monitored regularly. The Employee's work is reviewed generally for quality and completeness.

Physical Demands

The Employee must operate hand and power tools and equipment. Normal physical activity can be strenuous and may involve prolonged standing, walking, reaching, bending, climbing ladders, crouching, stooping, and lying prone. The Employee must use arm strength to manipulate hand tools such as saws, sanders, and jointers. The Employee must occasionally push, pull, and/or lift objects up to and over 25 pounds. Work requires spatial perception and a combination of finger and manual dexterity.

Work Environment

The Employee works indoors and outdoors and is exposed to weather extremes. The Employee may occasionally be subject to electrical shock hazards, dangerous heights, dangerous chemicals, and skin irritants (e.g. cleaning solutions, solvents, insecticides). The Employee is required to use goggles, gloves, safety boots, masks, waist support belts, and other safety equipment.

Hours of Work

Normally the Employee works Monday through Friday. However, work hours can range from 6:00 am to 8:00 pm. Monday through Sunday. Based on business need, the Employee may be required to work in the evenings and on weekends
